Our fees charged are easily recouped by regular letting and it is our intention to make sure that each booking goes as smoothly as possible, resulting in guests that wish to re-book the following year, and recommend your property to others . . . Word of mouth advertising is probably about the best you can get!.
It is ideal for people who do not have the time or inclination to deal directly with their customers. It can be hard, time consuming work and it is important to be aware of the possible headaches it can involve. It is important to respond quickly to rental enquiries and our booking agency is contactable at all times.
Our main objective is to provide personal service to you and maximise your rental income by either acting as your main agent filling your property throughout the season or working alongside you to supplement your own holiday bookings.
The complete Management Package costs £320.00 per year which includes
Meet and Greet Service For all guests that arrive between the hours of 6 am and 9.pm there is No charge,the service is covered within the managment charge , A Fee of £14.50 which includes 1 hr of waiting time – subsequent hours charged at £7.50 ph for all owners guest that arrive after 9.00 pm
Advertising on our website to include 9 digital photographs of your accommodation online bookings with credit card payments through Paypal and a live availability calendar
Booking Service This is charged at 12% of the weekly rental charge.
NO BOOKINGS – NO FEES. The 12% fees are deducted from the rental income and the balance is sent direct to owners or paid into the owners´ bank account.
We take all booking enquiries and payments, thereby taking the headache out of renting your property, but still allowing you to recoup income from your property.
We also do not restrict how many weeks you would like to use your property for your own use, but we would need to know at the beginning of the contract in order that no bookings are taken for that period. The live availability calendar will be kept up to date together with a record of all bookings and payments.
>You do not pay for the cleaning of your property, this will be charged to prospective clients when a booking is taken and charged at the contract clean prices below.
If you require changeovers for yourself, family or friends, then this will be charged at our Contract Clean price.
We will provide details to your guests how everything works, any house rules and any information on local restaurants, attractions, telephone numbers for hospitals, dentists, police etc. Our telephone numbers will be left with the guests in case of emergency. We will carry out routine maintenance checks at changeovers on the property and appliances, and will inform owners of any necessary work that is required.
You should provide at least 3 sets of bed linen and towels to allow for emergencies and changeovers. Spare tea towels and tablecloths should also be provided. we will supply a full list of essential items which is required to maximise the rental potential of your property
We will check for any breakages against the inventory left at the property before releasing the security deposit. Electrical and gas appliances will be tested prior to your guests arriving. Electrical/gas items will be unplugged or disconnected when the property is to be left empty.
People are more likely to look after your property if they feel you have gone to a lot of trouble to make them feel comfortable and welcome.
If a full Management Contract is not required then any of the following services can be taken out at the prices indicated below.

Contract Clean
We will visit the property after each letting giving it a thorough clean. Sweep, polish and mop floors, replace toilet rolls, change bedding, towels and tea towels. We will check for any breakages against the inventory left at the property before releasing the security/ damage deposit.

Keyholiding & Security Contract
£25.00 per month (subject to 6 month contract)
We will hold the keys of your property and also carry out weekly security checks when the property is unoccupied. This can be useful if your property is not frequently let or visited, but owners would like peace of mind knowing that their property is being visited weekly. Confirmation that the property is in order is normally carried out by e-mail. Any problems will be reported straightaway by telephone. A minimum six months contract is required for this service.
Weekly inspection of your property includes:-

Opening all windows to air property

Flushing all toilets and bidets - also check for leaks

Running all taps and check for leaks

External and internal security checks

Appliance checks/preparation prior to your arrival, switch on freezer, fridge and hot water

Welcome pack for your arrival (if required additional cost of 20€ per pack applies)

Check pool (if applicable) gardens and private areas

Telephone call to owner to report any apparent problems that may require attention.

Call out service. £16.50 - 25€ which includes 1 hr of waiting time – subsequent hours charged at 15€ ph.>> This will be charged only if we have to attend the property to allow for maintenance and repairs, or in an emergency.
